Airbnb is building a soft franchise system for individual hosts. Independent hotels should notice.

Bernstein, a Wall Street research firm, reads Airbnb's free dynamic pricing tool as a first step toward a soft franchise model, narrowing the gap between small hosts and independent hotels.

TL;DR

  • Bernstein (a Wall Street research firm) reads Airbnb's new dynamic pricing tool, free to hosts today, as a first step toward a "soft franchise" model like the ones Hilton, Marriott, and IHG (InterContinental Hotels Group) run with owners.
  • Airbnb has floated design services and financing for hosts. Each tool it adds narrows the gap in rate response and presentation between a small host and an independent hotel.
  • This quarter: track how nearby rentals price, tighten your direct booking path, and test whether your brand story supports your price premium.

Airbnb announced its 2026 fall update with four host tools due later this fall: a multi-listing calendar, 3D floor plans, AI earnings insights, and dynamic pricing. For dynamic pricing, Airbnb recommends a price range, nightly rates then adjust automatically within it based on daily demand and supply, and hosts can change the range at any time. RSU (Rental Scale-Up by PriceLabs, a short-term rental news site) reports, citing Airbnb's host resource page, that hosts opt in and the rollout starts in October.

Skift (a travel industry news outlet) reports that the tool is free today, on top of the roughly 15.5% commission hosts pay. It also relays a Bernstein research note comparing the tool to how Hilton, Marriott, and IHG work with owners. Bernstein listed further products Airbnb could offer, including revenue management, design consultation, property management software, guest communications, cleaning coordination, insurance, and smart-home hardware. Airbnb itself has floated design services and financing, according to Skift.

Bernstein's soft franchise has no long contracts and no Airbnb branding

Bernstein's model differs from a Hilton franchise in two ways. Skift notes it comes without 10-to-20-year contracts and without Airbnb branding on the property. It also leaves the host's options open: Airbnb's pricing tool covers Airbnb listings only, so hosts who sell elsewhere manage those rates separately. Skift's own take is that this suits individual hosts who do not need multi-platform distribution.

Airbnb is also tailoring tools to portfolio size, RSU reports. Hosts with five or fewer listings get an AI earnings dashboard that compares expected earnings with similar nearby listings and suggests actions. Hosts with six or more get a multi-listing calendar for bulk changes to pricing, availability, minimum stays, and discounts.

Furnished Finder (a rentals marketplace for traveling professionals) CEO Jeff Hurst, a former Vrbo president, said in the Skift report that Airbnb has more runway in guest services, including hotel stays, and that many hosts do not yet trust Airbnb enough to hand over operations.

Rate response and presentation are the gaps that narrow for hotels

A host who turns on dynamic pricing gets rates that move with daily demand and supply, so the rate gap to the hotel down the road becomes harder to read. Presentation improves too. Airbnb is adding interactive 3D floor plans for hosts, and search results in the US now carry AI-written descriptions of a home's key features. We'd argue operational consistency is the part hardest to copy: staffed check-in, daily housekeeping, and a person to call when something breaks.

Airbnb says 90% of its traffic is direct or unpaid

On Airbnb's August 2025 earnings call, CFO Ellie Mertz said 90% of traffic comes from direct and unpaid sources, and CEO Brian Chesky tied that figure to repeat bookers. A small host gets access to that traffic by listing on the platform. A hotel has to earn direct traffic through its own brand and channels. This is the most recent figure we found, and it is over a year old.

Independent hotels can respond with three checks this quarter

Track how nearby rentals price. Airbnb's tool cannot be detected from the outside, and hosts may also use third-party pricing software. The useful signal is behavior. Compare your rate-shopping data now against last year and see whether nearby rental rates flex more with events and soft nights.

Build a direct booking path that beats Airbnb's rebooking convenience. Your site, email re-engagement, and loyalty offer need to make a second stay easier to book than a return to Airbnb. If the direct experience is only slightly better than a host's, guests will default to the platform.

Test whether your brand story supports your price. Write down what a guest gets from your hotel that a well-priced rental cannot match, then test that message on your own site and see whether visitors book or go back to Airbnb.

Airbnb has not announced the design or financing products. The pricing tool is the first sign, and the next host announcement will show whether Bernstein's read holds.
