Airbnb may soon list chain hotels next to independent ones.
Airbnb CEO Brian Chesky said he is open to listing Hilton and Marriott hotels "at some point," having signed almost only boutique and independent hotels.

TL;DR:
- Airbnb CEO Brian Chesky said he is open to listing Hilton and Marriott hotels "at some point," having signed almost only boutique and independent hotels.
- Airbnb is paying guests up to 15% in credit to try those independent hotels, and nudging users to try hotels on its platform.
- Independent hotels on Airbnb should use this subsidized period to measure the channel and sharpen who they are for, before chains and AI matching arrive.
Today, the hotels Airbnb lists are almost all independent or boutique properties, and the company is even paying guests up to 15% in credit to try them. However, its chief executive just said that may not last. At Skift Global Forum in New York in September, Brian Chesky said he had become "a little less religious" about hotels and would be open to listing Hiltons and Marriotts "at some point," Skift reported.
For the independent hotels already listed, that means a different kind of competitor could arrive: branded hotels with loyalty programs, corporate contracts and far more rooms. On Airbnb today, they compete mainly with homes and with each other.
Chain listings would take some of the character off Airbnb
Chesky told the forum he had once worried that chain hotels might be too "jarring" for Airbnb, and that he had been "wrong" to rule out the whole category, according to Skift. He started with boutique and independent hotels because they fit the brand.
That fit runs both ways. Airbnb's hotel pitch rests on boutique and independent character, the same promise that sets its homes apart, and independent hotels supply much of that character. If a Marriott and a Hilton sit in the same results, the platform carries less of it, and each independent property has to show on its own listing what makes it different.
Independent hotels are getting Airbnb-funded guests (for now)
Airbnb told shareholders in August that it had added thousands of boutique and independent hotels across more than 20 destinations, including New York, Paris, London, Madrid, Rome and Singapore. Featured hotels carry a price-match guarantee and up to 15% Airbnb credit toward a guest's next booking, capped at $2,000 and offered on eligible properties until 31 December 2026, according to its second-quarter shareholder letter.
Sales and marketing reached $1.63 billion in the first half of 2026 against $1.25 billion a year earlier, a rise of 30%, while revenue grew 17% to $6.29 billion. Airbnb's quarterly filing attributes the rise to paid marketing in emerging markets and partnerships and does not say what the hotel credit costs. Our September analysis of that spending traced part of it to the hotel push.
Put plainly, Airbnb may be spending its own money to introduce its guests to hotels. Hotel nights grew about three times as fast as homes in the second quarter, from a single-digit share of the total.
For the independent hotels already listed, this is a honeymoon. Airbnb is promoting them while hotel supply is thin. That changes as supply grows, as it does on any platform: every hotel Airbnb adds, chain or independent, competes for the same guests the credit brings in, and the credit itself has an end date.
Whether chain or independent hotel, fee so far looks identical
On its Help Center, Airbnb makes a single host-paid fee mandatory for traditional hospitality listings such as hotels and serviced apartments. Most hosts on that structure are charged 15.5%, and the rest typically 14% to 16%. Nothing on the page distinguishes a 20-room independent hotel from a 400-room branded one. That is the published fee, and Airbnb has not said whether it would negotiate separate terms with a chain.
That matters because elsewhere chains pay less. On Airbnb's first-quarter call, Chesky described boutique and independent hotels as the ones that "typically pay higher commissions than the chains on the OTAs," Rental Scale-Up reported. On Airbnb's published terms, that gap disappears.
So a chain's edge on Airbnb may not come from price. It might come from the brand and the loyalty program behind it. A traveler who collects Marriott Bonvoy or Hilton Honors points has a reason to book the chain even at the same price, because the stay earns rewards. An independent hotel has no points to offer, so it would have to win that guest on the room, the location or the people running it. Whether a stay booked through Airbnb would earn chain points at all is a term no announced deal has set.
With more listings than ever, Airbnb is betting on AI to match each guest to the right one
Airbnb is adding inventory on every front: homes, independent hotels and possibly chains. Chesky's answer to the overlap is matching. He told the forum that AI would let Airbnb show chain hotels only to guests who want them, according to Skift. Today the sorting is cruder. Chesky said on the first-quarter call that hotels already appear mixed in with homes in New York search results.
On Chesky's account, matching protects independent hotels, because a guest who wants a chain would never be shown one of them. By extension, we can conclude, matching also rewards clear positioning. An agent sending a business traveler to a Marriott and a couple to a 30-room hotel in Eze, France, has to tell them apart. A hotel that describes itself like a chain gives that agent no reason to pick it.
What this means for independent hoteliers
Use the honeymoon to measure the channel. While Airbnb is paying for introductions, compare net revenue per reservation on Airbnb, after the 15.5% fee, with booking.com and Expedia for the same arrival dates this quarter. A guest who earns the credit may spend it on a home rather than a return visit, so also track how many of them later book directly. That figure shows what the channel is worth once Airbnb stops paying.
Make it clear in your listing who your hotel is for, and why it is not a chain. Rewrite the Airbnb title, description and lead photos around the guest you serve best and what a branded property cannot offer: the building, the neighborhood, the people running it. The test is to change half your room types first and compare conversion over 30 days, before chain listings and an AI agent start sorting guests for you.
Ask whether hotels can use the 6% or 10% fee Airbnb began offering some United States hosts in late August for guests they bring through shareable links. Airbnb disclosed that pilot only in messages to hosts, which Skift first reported, and we covered it when it surfaced.
Chesky told the same forum that the vast majority of Airbnb's supply will always be unique, and every independent hotel on the platform is now relying on him to mean it.
